CASA ROSA TERMS AND CONDITIONS

Confirmation of booking.

A provisional booking made by telephone/e-mail will be held for 4 days pending receipt of a completed and signed booking form together with deposit or full payment as appropriate. The client will then receive confirmation of the booking within 7 days. Signing of the booking form constitutes acceptance of the terms and conditions by the client.

Deposit.

£100/$200 per week for each week booked. This is non-refundable in the event of cancellation and will be deducted from the full rental balance due.

Balance.

The balance will be due ten weeks before the rental commencement. The owners reserve the right to cancel the booking where full payment is not received eight weeks prior to the rental commencement date. Bookings made within eights weeks prior to departure require payment in full at time of booking.

Security Deposit.

A security deposit of £100/$200 is required as cover against any damage, breakages etc. This is to be paid together with the balance ten weeks prior to commencement. In the event of any charges being made, the client will be advised in writing otherwise the deposit will be refunded within 28 days of return. The client shall be held liable for making good all damages or loss to the property, its furnishings or contents during the rental period, with the exception of those items arising as a result of events insured by the owners.

Cancellation.

All cancellations must be made in writing as soon as possible. The following cancellation charges will apply : More than 8 weeks - £100 per week booked. Between 6 – 8 weeks - 50% of rental price. Less than 6 weeks – 100% of rental price.

It is advised that all clients have a full insurance policy including cancellation cover.

Amendments.

Any changes to confirmed bookings can be made subject to availability and must be notified in writing.

Times of Occupation.

Rental commences at 4pm on the day of arrival and finishes at 10am on the day of departure. The property will be cleaned before and after the rental period. Should clients wish to vacate at a later time, this must be arranged with the owner prior/during the rental period and a small charge will be applicable. Failure to vacate by 10am could attract additional rental charges.

Accommodation.

It is expected that clients take all reasonable responsibility for the safety and security of the property during the rental period. (including ensuring that the property is secured when going out and supervising children at all times to avoid accidents.) The owner cannot be held responsible for accidents in the home or pool area – children must be supervised at all times whilst in or near the pool area. It is Florida state law that all doors leading to the pool are alarmed for child protection. This alarm should not be tampered with and a fine will be imposed if this rule is broken.

Pool heat, if required, can be requested at the time of booking and must be paid as part of the final balance (£85/$150 per week).

It is against Florida state law to allow anyone other than those named on the booking form to stay at the villa – all others must be asked to leave.

No inventory items can be removed from the property, including linens and towels. The owner cannot be held responsible for the removal or breakdown of any equipment or appliances in or around the home.

All client personal items and valuables are the clients own personal responsibility.

Liability.

During the rental period, the owners and/or owners agents will not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or property, however caused. Note that LWP consists of both residential and vacation homes and the owner and/or owners agents cannot accept responsibility for any local construction or that on nearby developments and any noise or nuisance caused as a result thereof.

Force Majeure.

The owner cannot be held responsible for or liable in respect of loss, damage or changes caused by force majeure such as strikes, floods, closure of airports, weather conditions or other events outside of our control.

In the unlikely event of any complaint during the rental period, this must be referred to the acting management company immediately.

Non-smoking property.

Please note that Casa Rosa is a non-smoking property.
